The Bridge is an urban hotspot on Paasheuvelweg in Amsterdam-Zuidoost: a place where living, working, and relaxing come together. The project, designed by Dam & Partners Architecten, consists of two towers of 40 and 60 meters high respectively, connected by a lively ground-floor plinth and green outdoor spaces. Together they provide space for 162 rental apartments, approximately 9,600 m² of high-quality office space, community facilities, and various amenities.

With The Bridge, we have added a future-proof mixed-use development to the city, in a location where you can experience both the dynamism of Amsterdam and the tranquility of the surrounding green areas.

Living: 162 affordable apartments with private outdoor space

The Bridge includes 162 modern rental apartments, of which 32 are social housing units and 130 are mid-market rentals. The two- and three-room apartments (40 to 115 m²) are partly located in the low-rise building along the street and partly in the 60-meter-high residential tower. These homes are finished to a high standard, featuring a PVC floor, a fully equipped kitchen with built-in appliances, finished sanitary spaces, and a private outdoor area.

Residents also benefit from shared amenities such as an indoor bicycle storage area, a Miele Laundry Service, and a communal living room. In addition, The Bridge features a gym and hospitality venues, where residents are part of a vibrant community.

Offices: High-end workspaces with views and a rooftop garden

The 40-meter-high tower is dedicated to offices: 9,600 m² spread across 10 floors with flexible floor plates ranging from 750 to 1,490 m² (including common areas). The office spaces are suitable for both open-office concepts and layouts with separate rooms. The 2.7-meter ceiling height and large windows with abundant daylight give the interior a spacious feel.

Climate ceilings provide heating, cooling, and ventilation, and include LED lighting with motion sensors. In addition, each floor features outdoor spaces, and tenants on the fifth floor have access to a generous rooftop garden.

Sustainability and greenery

Sustainability is one of the key pillars of The Bridge. The building is completely gas-free, equipped with solar panels, and heated and cooled using an aquifer thermal energy storage system (ATES).

Retention roofs capture rainwater, which is reused, among other things, for watering plants. Rooftop gardens and sedum roofs improve air quality, provide cooling in summer, insulation in winter, and visibly contribute to biodiversity; native grasses, plants, and trees attract birds, butterflies, bees, and other insects.

The office tower is BREEAM Excellent-certified, with high scores in areas such as energy, transport, and waste.

Amenities and location

The Bridge offers a wide range of amenities: a luxury lobby for both towers, a green corridor on the ground floor, a gym of approximately 1,400 m², a juice bar, a restaurant, and a parking garage with more than 100 parking spaces, as well as space for bicycles and scooters.
