Renovation of a characterful office villa in Amsterdam-Zuid
At Herman Heijermansweg 18-20 in Amsterdam-Zuid, Caransa Real Estate is restoring a unique office villa dating from 1934. This former trade union building, part of the Caransa portfolio since 1997, is being restored to its former glory, respecting the original architecture and adding modern comforts and high-end finishes.
The building was designed in 1934 by architects J.H. Mulder Jr. and A.J. Westerman as a union office for the General Dutch Union of Workers in the Bakery, Chocolate and Sugar Processing Industry, affiliated with the NVV, one of the predecessors of the FNV. The complex also included a caretaker’s residence.
At the front, the building resembles a prestigious office villa from the interwar period, with a monumental entrance in natural stone and integrated facade art. The entrance is flanked by two granite sculptures: Man with a Chain and Man with a Snake. Both were created by sculptor Willem B. IJzerdraat.
Over the years, the building housed various organizations and companies, but its connection to the union world remained palpable for a long time. With the renovation, this striking building will once again have a future as a high-quality office location in Amsterdam-Zuid.
Caransa Real Estate is collaborating with Boparai Associates Architects on the renovation design. The goal is to restore the building as much as possible to its original state, while preserving the characteristic facade and entrance. At the same time, this will create a modern, efficient office environment.
Key interventions include:
The interior design is being handled by Two O Five. Inside, the focus is on a high-end look: luxurious floor finishes, high-quality restrooms, and elevators that will be stylishly designed to complement the interior design concept.
The new Herman Heijermansweg will be a prestigious, turnkey office for demanding users.
Features include:
Home automation systems for comfort and ease of use
Steel climate ceilings for efficient heating and cooling
Natural stone and high-quality parquet flooring in prestigious areas
Consistent, luxurious interior finishes in all user areas
The renovation also provides an excellent opportunity to install modern, energy-efficient technologies. For example, the entire building will be fitted with HR++ glazing, and heat pumps will reduce gas consumption. This combination of insulation and new systems makes the building future-proof.
Environment and use: dedicated office and space for tenants
The office villa is ideally located in Amsterdam-Zuid: in the lee of the city, with the tranquility and greenery of Beatrixpark across the street. It’s also close to all the amenities of Beethovenstraat and the vibrant Zuidas district. This location offers the best of both worlds.
After the renovation, Caransa Real Estate will occupy part of the building’s offices. Office space will be available for lease in another part. New tenants can complete and furnish their spaces to their own specifications in collaboration with Caransa Real Estate.
