New multifunctional building in Leiden Bio Science Park
At Zernikedreef 10 in Leiden, we are working on the development of a new multifunctional building within the Leiden Bio Science Park. In collaboration with Dam & Partners Architects, plans are being prepared for a future-proof complex that will bring together education, offices, and laboratories within the Life, Science & Health sector.
The current building, which currently houses Hogeschool Leiden, will be demolished to make way for modern new construction that better aligns with the growth and ambitions for this area.
The Leiden Bio Science Park is of great importance to Leiden as an international knowledge city. The area brings together education, research, and innovative companies and plays a key role in the development of the Life, Science & Health sector.
With this new construction, not only will space be created for modern workplaces and research facilities, but also for the expansion of educational facilities. In this way, the building contributes to talent development, employment, and the further growth of the knowledge cluster in Leiden.
The design is based on the principles of the master plan for the Leiden Bio Science Park and the wishes of the municipality of Leiden: compact volumes, use of special materials, efficient and flexible use of space, greenery, and sustainability. The building will consist of 3 stacked volumes, a base, a section for the university, and a section for offices that will be stacked and offset as 3 building blocks. This creates a dynamic whole with plenty of space for natural light.
The new construction will have a total size of approximately 15,800 m² of gross floor area (GFA), spread over 10 floors.
The building will accommodate multiple functions:
The first 6 floors will be for education (Hogeschool Leiden)
Floors 7 to 10 will be office spaces
Laboratories may be located on floors 4 and 7
Below the building, there will be an underground parking garage with approximately 90 parking spaces
Sustainability is a core element of the development. The building will be completely gas-free and heated through thermal energy storage in the ground. The ambition is to meet the BENG requirements, with maximum use of renewable energy (BENG3).
A special feature is the façade concept: nearly all façades will be clad with glass-ceramic made from 100 percent recycled glass. One façade section will feature vertical planting, which contributes to CO₂ reduction, biodiversity, and an attractive streetscape.
Water management and climate adaptation are also integrated, including retention crates on the roof for temporary storage of rainwater.
